How to choose a salon suite: check what rent covers, the lease terms, equipment for your specialty, what you can change, the building and current tenants.

To choose a salon suite, compare four things before the weekly rate: what the rent actually covers, what the lease commits you to, whether the room is equipped for your specialty, and what you are allowed to change. Get all four in writing, tour at least two options and talk to a tenant at each. A cheaper suite that leaves out laundry, equipment or flexible access can cost you more by the end of the year.
1. Find out what the rent actually covers
“All-inclusive” means different things at different buildings. Most suite operators include utilities and Wi-Fi, and many include common-area cleaning and maintenance. What varies is everything else: laundry, equipment, security, parking and signage. Ask for the list in writing. If an item is not on it, assume you are paying for it.
Some costs are yours almost everywhere: your own tools and products, booking software, card processing, insurance and cleaning inside your suite. Add them to the rent before you compare two buildings. Our salon suite cost comparison shows typical rents and the fees to ask about, and the salon suite calculator shows what you would keep each week.
2. Read the lease before the tour ends
Ask to see the actual lease on the tour, not after it. These are the clauses that cause the most surprises:
Term and renewal. How long you are committing to, and whether it renews automatically unless you give written notice.
Rent increases. How much rent can rise at renewal, and whether there is a cap.
Deposit. How much it is and what you need to do to get it back.
Early exit. What you owe if you need to leave before the term ends.
Extra charges. Any clause that lets the landlord add fees or change access hours during the lease.
Spoken promises about repairs, access or price don't count unless they are in the lease. If something reads oddly, have a local attorney look at it before you sign.
3. Check the suite is equipped for your specialty
A hairstylist needs a shampoo bowl, an esthetician needs room for a facial bed and good ventilation, a massage therapist needs a solid door and a sink. Ask what comes in the room on move-in day and what you would have to buy. An empty room at a lower rent can cost thousands to furnish before you see your first client.
4. Ask what you can change
Your suite is your brand, so ask what you can paint, hang and install, and whether you must restore the room when you leave. Bigger changes like plumbing usually need approval everywhere. For ideas once you have the keys, see our salon suite decor ideas.
5. Look at the building, not just the room
On the tour, check the things your clients will notice and the ones you will rely on:
Can you get in at any hour, and how is the building secured?
Is there laundry on site, and is it included?
Where will clients park, and is it free?
How private is the suite? Do the walls reach the ceiling, and can sound travel?
Can your name go on the door or the directory?
Can you share the suite with another professional, and is there a charge?
6. Talk to the people already there
Tour at least two suites so you have something to compare. While you are there, ask a current tenant how quickly repairs get done and whether the building matches what was promised. A tenant will tell you things no listing does.
A station on a shared salon floor, under the salon’s rules and atmosphere.
Building a book while keeping fixed costs low.

How Cosmo Salon Studios answers these questions
If you are looking in Metro Detroit or Southeast Michigan, here is how Cosmo answers the checklist above, so you can compare it with anywhere else you tour:
Price: Most suites start at $298/week the first year. Prices vary by suite size and location. Deposits vary.
Offer: every new lease gets 4 weeks free, at every location.
Lease: one year.
Equipment: every suite comes equipped for your specialty, with a design package of millwork, a workstation, a full-length mirror and a luxury light fixture. Hairstylists who need one get a freestanding walk-around washbowl.
Changes: you can paint, wallpaper and add shelving, furniture and fixtures.
Building: 24/7 keypad access, exterior and doorway cameras, commercial-grade washers and dryers on site, and on-site parking at most locations.
Privacy: every suite has floor-to-ceiling walls and can be soundproofed.
Sharing: no extra charge to share your suite with another professional, and every tenant gets their own signage.
Not included: you bring your own tools and products.
The weekly rate is the easiest number to compare and the least useful on its own. Ask every building the same questions, get the answers in writing, and pick the suite that fits how you work. Book your private tour of a Cosmo Salon Studios suite and hold us to the same list.
